How it works
This process may vary based on the complexity of the project, the location, and any unique circumstances. Working with experienced building designers, engineers, and consultants can help navigate the intricacies of architectural design and the permitting process in Victoria.

Design
After meeting with the client on site to define the project goals, requirements, and design preferences, a conceptual design is created for client review and feedback. The design phase includes floor plans, elevations, and in some cases 3D renderings to help the client visualise the project's appearance.

Town Planning
In some cases the council authority may require a town planning permit application. This involves submitting planning drawings and supporting documentation to the local council for their review, to ensure it complies with the applicable planning schemes, neighbourhood guidelines, and community considerations.

Working Drawings
Detailed working drawings are produced to provide comprehensive information for construction, including fully notated plans, sectional details, lighting layouts and more. Specifications for external materials and finishes are also documented where needed.
These plans are then sent through to external consultants such as structural engineers and energy assessors to produce their documentation ready for permit application.

Building Permit
The full working drawings along with the external consultants' documentation is submitted to a council or private building surveyor for building permit assessment, where the application is reviewed to ensure it complies with relevant building codes and regulations.
Callander Designs provide full assistance through the building permit application process to ensure any additional information the building surveyor may request at this stage is provided for fast approval.
With the application approved and the building permit issued, construction can begin.
